Background:
After
having sold the Snow and Rock chain of stores he founded, Mike
Browne had been looking for a prime water frontage property on
the south coast of England in which to enjoy his early retirement.
Mike comments; "I had been monitoring the market for a suitable
property on and off for a year and I had the feeling that the
most sought after properties rarely come onto the open market."
In Oct 2004 he approached Sands Home Search to find and secure
him a suitable property.
After meeting Shaun Ascough, Managing Director of Sands, it was
agreed that the search was to focus on direct water frontage properties
on the Beaulieu River and along the southern coast of the New
Forest.
Case study:
As such prime water frontage properties rarely become available,
Shaun suggested a more proactive approach which involved directly
contacting all the owners of suitably located properties.
A handful of viewings took place with property owners who had
responded to the discrete and direct approaches made by Sands
and these were discussed with Mike Browne.
One stunning property (the "Tukal") was quickly identified
which comprised a unique waterside country house set in 12 acres
of magnificent mature gardens with direct frontage onto the Beaulieu
River and benefiting from a private pontoon, slipway and jetty.
The property's suitability was discussed in detail and Shaun was
able to provide impartial advice on market value and potential
resale issues. "We would rather talk a client out of a purchase
than let them buy the wrong property," Shaun comments.
Following a further series of viewings at the property and after
considering all the advice received from Sands, Mike was confident
in reaching a decision to purchase and duly instructed Sands to
commence negotiations to secure the property.
After two weeks of detailed negotiations, terms were agreed in
late November 2004 and exchange of contracts took place 17 days
later.
